Property Details
Lake Front 1 bedroom w/ a den &1 full bathroom condo. We are 15 minutes from downtown Tampa, Amelia, Straz Center, Convention Center, Channelside, & Ybor City. We are 15-20 from Bush Gardens & 45-55 minutes from Clearwater Beach.
Our spacious water front condo is a 1 bedroom with a den and 1 bathroom unit located on the ground floor. The unit has about 800 square feet, an open floor plan, water views, and a large screened patio. The master bedroom has a king size bed and a walk in closet There is a 50in flat screen TV in the living room and there is also an about a 42in flat screen in the master bedroom. PLEASE ENSURE YOU READ THE "ADDITIONAL INFORMATION" BELOW PRIOR TO BOOKING TO ENSURE YOU UNDERSTAND THE SLEEPING CAPACITY IN BEDS AND THE TOTAL UNIT CAPACITY.
We have several properties in the area ranging from 1 to 3 bedrooms. Should this wonderful property not be available for the dates you need or will not accommodate your needs, chances are we have another property that will be a perfect match.
ADDITIONAL INFORMATION:
1. Our standard check-in time is 4:00 p.m. EST and our standard check-out time is by 10:00 a.m. EST.
2. This property is located about 10 minutes from Downtown Tampa, 15 minutes from Busch Gardens, and about 30-40 minutes from the beaches.
3. We do accept pets at some properties. There is a non-refundable pet fee of $250 per pet. All pets must weight 35lbs or less. Dogs and cats only. WE DO NOT EXCEPT ANY EXOTIC ANIMALS.
4. We do not provide cribs or pack-in-play. There are local services that do provide those items should you desire to rent them.
5. Please note that we require a minimum payment of $500 at the time of booking and your remaining balance, if any, is due 30 days prior to your arrival. If your reservation total is less than $500 then your entire reservation amount is due at the time of booking.
6. If you pay with a credit card an additional 3% processing fee will be added to the reservation total. We only accept Visa, Discover, or MasterCard.
7. The number of people the property can sleep/accommodate may not sleep all people in beds. The total number of people unit can sleep/accommodate is the maximum number of people we allow to stay and sleep in the unit overnight.
8. MUST BE AT LEAST 21 YEARS OLD TO RENT and provide a form of identification(Drivers License, Passport, or similar) prior to checking in the confirm age and identity.
CANCELLATION POLICY:
If you cancel 30 or more days prior to your arrival date we will issue you a refund of your prepaid amount(s) less an administrative fee of $100.
If you cancel less than 30 days prior to arrival then we can only issue you a refund if we are able to get the property released. Should that occur then we will issue you a refund less an administrative fee of $100.

Cancellation Policy
We require that all reservation must be paid in full 30 days prior to a guests arrival. If a guest cancels their reservation 30 days prior to arrival then we will issue a refund of the amount(s) we have received less an administrative fee of $100. If a guest cancels their reservation less than 30 days prior to their arrival then we are only able to issue a refund if we are able to get the property released. If we are able to get the property released then we will issue a refund of the amounts we have received less an administrative fee of $100. No refunds are given for any credit card processing fees.
Deposit Policy
We require a minimum payment of $500 at the time of booking. The remaining balance is due 30 days prior to arrival. If your reservation total is less than $500 then the full balance of the reservation is due at the time of booking. Please note that we do not collect or hold any deposits whatsoever. Any and all funds collected are credited towards a guest total reservation cost(s).

We had a lovely stay at the condo while we were visiting family in the area. We appreciated the quiet location despite being in the heart of Brandon, the amenities of the place and the complex, the walking trails, and that our dog was welcome. We all had a great stay. If I had any complaint, it would be about the television. No local channels, only free Xumo and Crackle programs available. If you have a Fire Stick or Roku Stick, bring it along. I was able to cast shows from my phone to the television so that helped also. We definitely would consider staying here again.

Cody’s place had plenty of amenities to choose from. The place was clean and well decorated / furnished. Some isolated issues with the unit above were slow to be resolved coupled with the upstairs neighbor is very loud and inconsiderate. Doesn’t sleep until dawn and is constantly stomping and making noise. But this shouldn’t reflect on Cody. Location was ideal for my family needs. The property is very accommodating of furry family members too, as they have many pet stations with poo bags and rubbish bins. The birds and wildlife are great to look at. You almost forget you’re in a busy city and they definitely offsets the random night train blowing it’s horn or the somewhat common chopper landing at the hospital nearby. A bit on the smaller side but all in all it’s a great accommodation for the price. Would definitely utilize Cody’s place as guest in the future.

This unit is in the perfect location. It was so easy to get to Tampa, Orlando, Plant City and Lithia. The unit itself was super clean and quiet. So peaceful to return to this unit at the end of the day after reconnecting with friends in the area. So glad I found this unit. I will definitely be reserving it again in the future.

I decided to stay at this place after looking at the pics and reading reviews however for the first time and after been in so many different places I personally would not recommend this place. While we have a good and clean bed as well as plenty of parking space, the patio door lock didn’t work, anyone could have opened from outside and sneak in; we later found out from the maintenance person that there was a bar to secure the door. There was also an uncomfortable noise coming out of the AC unit, sewer smell coming out of the bathroom sink… Once the owner takes care of the deficiencies to make a pleasant stay for anyone, it may be an acceptable place to stay but unfortunately not for me.

My dad had just passed away and I needed to sell the house and find a new place to live. But with COVID and apartments in short supply I needed a temporary space to stay at while I made the transition. I work from home so I needed to move to a place that could accommodate my desk and computer along with high-speed internet so a hotel was not an option. I checked out Air BnB and found Cody's place. Because it had everything I needed, the move was simple and I got to stay close to family, work from home with no issues and still have the opportunity to locate a new home in the interim. This is a GREAT place to stay and I highly recommend staying here if you are visiting family in the area or just need a place to relax in between a home move or job transfer to Tampa. The location is in the heart of Brandon and is close enough to everything that Brandon (and Tampa) has to offer. The apartment itself is homey and comfortable and has everything you need. Adrian, who helped me check in, was very helpful and quickly available. I really enjoyed my time there! Nancy Rodriquez
